  1. What is CEHA?

    In order for a housing agent to be qualified for admission into a listed housing agency under the Listed Housing Agents Scheme (LHAS), and to enjoy accorded priority in the processing of the Housing & Development Board (HDB) resale applications, the minimum criterion is that the housing agent must pass the relevant examination recognised by the Inland Revenue Authority of Singapore (IRAS). With effect from 1996, Common Examination for Housing Agents (or CEHA for short) is the only examination recognized by the IRAS.

  2. Why do people fail?

    Most of the course providers in the market are either non CEHA-qualified or non MOE-registered. We invite interested parties to question the qualifications of their trainers. There are non-lawyers pretending to teach the legal subjects. Most in-house trainers merely read from the CEHA notes as a token without ensuring that their student actually learnt the materials.

  4. How to study and pass CEHA at first try using Memory-Mapping

    The Common Examination for Housing Agents (CEHA) has been a source of problem for many agents and non-agents alike, especially those who have left school many years ago. Many taking the examinations are employed full-time with family commitments. In other words, your career, your family and your personal time to yourself is competing with time that should be set aside for preparing for the exams.

    We have been successful with candidates who have passed CEHA at first try. Successful candidates usually exhibit the following characteristics:

    1. They want to get the CEHA certificate badly
    2. They have no reading or writing disability
    3. They have the discipline to sacrifice short-term gain for longer-term benefits
    4. They are open to using accelerated-learning techniques to absorb information faster
    On the other hand, as a training institution, we have to ensure that our lecturing team and teaching technique is up to the mark. Reasons for failure in CEHA involves a combination of the following factors:
    1. Poor lecturing technique by inexperienced lecturers reading blindly from the lecture notes
    2. Poor presentation of the lecture notes
    3. Inability of the student to concentrate during the lectures and during revision tutorials for the exams
    4. Pure exam-spotting by lecturers without any understanding of the overall CEHA syllabus
    Unfortunately, most candidates only discover these factors after they have signed up for the CEHA course or after they have failed the examinations. Our experience with our candidates indicates that, though many would complain of memory incapacity due to old age, we always point out that any self-respecting agent can still remember with clarity, the location and description of the property unit he sold 2 years ago and the handsome commission he made to a T!

    We have succeeded through memory-training where other training institutions have failed. Our belief is not in pure exam-spotting unlike certain private colleges and real estate companies. We do not believe in giving our candidate a fish and feeding him for a day. We strongly believe in giving people a rod and letting them feed themselves for the rest of their lives.

    In this knowledge-based economy, it is crucial that you unlearn old irrelevant information and relearn new pertinent knowledge, so as not to lose to the competition. Thus, it is important to learn learning techniques such as Mind-Mapping at the outset. The learning skills our candidates pick up on our courses will stand them in good stead for the future; these are skills they can pass on to their children or grandchildren for excellence in school and life.

    Recently, HDB announced that buyers and sellers may apply for a Valuation Report and for their First Appointment Date online. The agent who does not have the ability to provide a value-added service to his clients will be phased out, the first to go being non-CEHA agents. Below is a our blue-print to success in CEHA:

     

     

    Maxim 1: Appreciate that reading for understanding does not equate learning. To learning something means to convert information into knowledge and that involves remembering what was read.

     

    Step 1:

    Read the chapter (there are 20 chapters in all) to get an overall gist of the CEHA syllabus

    Step 2:

    Attend the lecture on the chapter. Use the Memory-Maps to aid recall on syllabus. Ask questions at the end of the lecture to get a full understanding of the chapter.

    In the case of student taking the Home-Study course, log on to www.ceha.com.sg to go through the particular chapter’s Online Quiz. E-mail us at info@ceha.com.sg to get a full understanding of the chapter.

    Step 3:

    Re-read chapter and re-do the Memory-Maps from memory

    Step 4:

    Prepare for our Mock Exam by reading and memorising the Memory-maps for that paper i.e. 8 chapters for 'Law of Real Property', 7 chapters for 'Real Estate Marketing' and 5 chapters for 'Professional Practice and Management'.

    Step 5:

    This is the most important step. Turning up for all 6 days of our Revision Tutorials.

    We will take a Memory-Map trip through the examinable areas and further reinforce our Memory Maps through the Questions-and-Answers sessions.

     

    Maxim 2: Inculcate a certain discipline and hard work in your preparation for the exams. This is best done through an exam time-table. Remember how you pushed your children through the exams.  Now you have to do the same for yourself.
